This renovation was a significant undertaking following the completion of major demolition and reinforcement works. The scope from that point forward spanned construction and project management for the buildout and finishing works across three floors, coordinating both interior and exterior development.
Issa Construction functioned as the primary contractor on the project, and we worked closely with their team to ensure smooth execution throughout every phase.
Managing multiple job items on a live and actively running project schedule required disciplined oversight, especially as we collaborated with O3 Management Services, a secondary contractor executing on additional finishes and fitting out services on site. Beyond the main building renovation, our scope extended oversight on demolition of derelict structures in the surrounding area and the supervision of two new parking lots, further increasing the value and best use of the property.
Every deliverable under the landlord’s scope was completed to standard, and the project culminated in a practical completion handover that allowed incoming tenants to access all MEP services. A major highlight of this project was the design and installation oversight of the building’s fire suppression system. We worked alongside the tenant’s own facilities management team and managed the process from concept to completion and ensured full compliance and operational readiness.
The final result is a renovated corporate headquarters that blends the charm of Old World Downtown, Kingston with contemporary architectural detailing. It now proudly serves as the home of Guardsman Beryllium.
